What's included in your 20% property management fee? +
Our 20% commission covers complete property management: 24/7 guest communication in English and Thai, professional listing optimization, dynamic pricing, cleaning coordination and quality checks, check-in/check-out management, maintenance coordination, monthly financial reports, and direct deposit of your earnings. You only pay for cleaning (800-1,200 THB per turnover) and any necessary repairs or maintenance.
Which areas of Bangkok do you serve? +
We primarily manage properties in Sukhumvit (Phrom Phong, Thonglor, Ekkamai, Asok), Silom/Sathorn, Ari/Saphan Kwai, and Riverside areas. These are the most popular neighborhoods for Airbnb guests in Bangkok. We consider properties in other Bangkok areas on a case-by-case basis depending on demand and accessibility.
How quickly can you get my property listed on Airbnb? +
After signing the management agreement, we schedule professional photography within 2-3 days. Your optimized listing typically goes live within 7-10 days. Most properties receive their first booking within 72 hours of going live. We handle all setup including photos, description, pricing strategy, and house rules.
Can I use my property for personal stays while you manage it? +
Absolutely! Just give us advance notice (ideally 2-4 weeks) and we'll block off your preferred dates. Many of our clients visit Bangkok 2-3 times per year and use their properties while here. We handle everything to ensure your property is guest-ready when you're not using it.
What languages do you provide support in? +
We provide full bilingual support in English and Thai. All guest communication, property coordination, and owner reporting is available in both languages. This is especially valuable for working with Thai service providers, condo management, and local authorities while keeping foreign property owners fully informed in English.
How flexible are your contracts? +
Very flexible! Our standard property management agreement is month-to-month after an initial 3-month trial period. You can cancel anytime with 30 days notice. For expat and visa services, we work on a project or package basis with no long-term commitments required.
Do I need to already have an Airbnb account? +
No! We can set up everything from scratch if you're new to Airbnb. If you already have an account, we can work with your existing setup. We'll guide you through connecting your property to our management system and handle all the technical details to ensure optimal performance.
